May Board Meeting Information

Dear Resident,

 

The next Board of Directors meeting will be held on Wednesday, May 17, 2023 at 7:00 pm at Freedom Traditional Academy 16066 Parkview Place in the Media Center.

A draft agenda is linked below. The Board of Directors will be holding a closed Executive session at 6:30 pm prior to the open General session.

Executive Session Board Meeting will be held to discuss items per ARS 33-1804

1. Legal advice from an attorney for the board or the association.

2. Pending or contemplated litigation.

3. Personal, health or financial information about an individual member of the association, an individual employee of the association or an individual employee of a contractor for the association.

4. Matters relating to the job performance of, compensation of, health records of or specific complaints against an individual employee of the association or an individual employee of a contractor of the association who works under the direction of the association.

5. Discussion of a member's appeal of any violation cited or penalty imposed by the association except on request of the affected member that the meeting be held in an open session.

Wyyerd Fiber

Wyyerd Fiber is a new utility that is building a fiber network in the community. They are permitted by the City of Surprise to do this. They are digging in common area, in the streets, sidewalks, and in the front yards. This is not being done by the HOA. Any issues can be reported to Wyyerd Fiber directly- 623-455-4555 or jennifer.rogers@wyyerd.com.

They have been very communicative with me so it shouldn't be a battle with them if an issue arises while they're digging. I am told that the asphalt on the sidewalks is temporary and they should be fixing it properly near the end of the project, probably a few months.

Trash Can Rule 1/2

SURPRISE ORCHARDS COMMUNITY ASSOCIATION
TRASH CONTAINERS AND COLLECTION POLICY
Approved November 16th, 2022

Pursuant to the Association’s Declaration of Covenants, Conditions and Restrictions for the  Orchards and the rule-making authority as set forth in Article 3 Section 3.7 of the Declaration;

Article 3 Section 3.7 Trash Containers and Collection. “No garbage or trash shall be placed or kept on any Lot, except in covered containers of a type, size and style which are approved by the Architectural Review Committee. In no event shall such containers be maintained so as to be Visible From Neighboring Property except to make the same available for collection and then only for the shortest time reasonably necessary to affect such collection. All rubbish, trash, or garbage shall be removed from Lots and other property and shall not be allowed to accumulate thereon. The Board shall have the right to adopt rules and regulations regarding garbage, trash, trash containers and collection.”

Article 3 Section 3.7 of the Association’s Declaration of Covenants, Conditions and Restrictions is herby supplemented with the following language:

No garbage or trash may be placed on any Lot except in covered containers meeting City specifications. The covered containers must be stored out of sight except during the following collection period: covered containers may be placed at the curb no earlier than 12:00 p.m. on the day preceding collection, and they shall be removed and stored out of sight no later than 12:00 p.m. the day after collection.

The foregoing Rule is hereby adopted by the Board of Directors of the Surprise Orchards Community Association by an affirmative vote of the majority of the Board present at a duly held meeting at which a quorum was present and pursuant to the powers and duties of the Board of Directors as set forth in the Declaration, this 16th day of November, 2022.

Dysart School district has K-12 schools within walking distance from our homes. The elementary and high schools are newly built.

COMMUNITY PARKS AND FACILITIES - We are within walking distance to the Surprise community park area, library, tennis courts, aquatic center, fishing lake, playground and the beautiful Surprise Stadium. Just pull up a chair in your back yard and watch the 4th of July fireworks in the comforts of your home.  

EATING OUT - We have the widest assortment restaurants ranging from quick and easy to relaxing and elegant. The city is growing so fast we can't keep up with all the new venues.

SUPERMARKETS - We have Safeway, Fry’s, Wal-Mart Super Center, Albertsons, and Bashas’ all located a within a few miles from our community.

FIRE & POLICE DEPARTMENTS - We have our brand new Fire Station #305 on Parkview and our new Police Department HQ's on West Statler.

MEDICAL - Del Web Hospital is a full service medical hospital located north on Reems about 2 miles. We have multiple medical and dental offices serving our community all within a few miles.

We have 2 museums, 7 golf courses, 11 city parks and we have state hockey, baseball, football, basketball teams that are the greatest.
